Additional recurring expenses
The yearly collective costs (gardener, cleaner, security, general electric etc.) amount to 100,000 Baht per Villa. The yearly contribution to the sinking fond is currently fixed at 20,000 Baht.
In the future the actual amounts  will be set by the owner community after reviewing the budget presented by Bluehill.

The cost for power and water will be calculated according to meter reading. Water is quite cheap and we estimate the monthly power consumption to be 2500-3000 Baht if airconditioning is moderately used.

The cost for cable or satelitte TV (with non-stop movie channels) can amount to approx. 1200 Baht per month.

Cost of a decent Internet connections:  approx. 1000 Baht per month.

The good part of the story: Life is still cheap in Thailand - you pay a fraction for food, clothing and services.

We publish our prices in Thai Baht on pupose, because we have to pay all the cost and expenses in Thai Baht. The exchange rates are varying and the actual exchange rate can be seen under http://www.krungsri.com/eng/exchange01.aspx under the section T/T.

We differ between land prices and villa construction costs.

In the land prices included are the cost of the common area and the common utilities like clubhouse, common pool, public gardens, roads etc. The land plots are virtual plots since the land is not divided by walls. Therefore we create a roomy and airy surrounding.  The house and land owner also owns part of the infrastructure.

Land prices in Hua Hin range from 4 to 400 Euro per m2, depending on location and how near the land is from and to the sea. Our location is in a prime are and therefore the m2 price is already elevated.
